Use this letter if your landlord or property manager won’t make necessary emergency repairs.
Minnesota recognizes the following repair issues as emergency situations when the landlord is responsible for providing them:
- A serious infestation
- Loss of running water
- Loss of hot water
- Loss of heat
- Loss of electricity
- Loss of sanitary facilities
- A nonfunctioning refrigerator
- If included in the lease, a nonfunctioning air conditioner
- If included in the lease, no functioning elevator
- Any conditions, services, or facilities that pose a serious and negative impact on health or safety
- Other essential services or facilities
- When a unit of government has revoked a rental license, issued a condemnation order, issued a notice of intent to condemn, or otherwise deemed the property uninhabitable.
If the landlord has not repaired the problem after 24 hours of getting this notice you may consider filing an Emergency Tenant Remedies Action in court.
