May 2026 ended with 1,972 evictions filed statewide, trending similar to last May (1,987) and the three-year 2023-2025 average (1,983). Looking at the broader picture, 10,351 eviction cases were filed statewide from January through May 2026. This is a 1.6% increase over the same period in 2025 (10,186 filings) and 7.4% above the three-year average (9,641). A reminder that 2025 is the highest filing year on record, so we have provided comparisons to the past three-year (2023-2025, post-COVID/eviction moratorium) average as well.
It remains extremely concerning that filing rates are still above previous record levels, despite neighbors raising tens of millions of dollars in mutual aid rent relief and other forms of community support since the beginning of Operation Metro Surge—efforts unlike any other eviction prevention intervention the state has ever seen. With the recent approval by the Minnesota Legislature of $40 million in rental assistance funds (as well as locally-approved funds now being administered), we are hopeful that filing rates will begin to decrease—particularly in the Twin Cities Metro area—as we reach the busy months of summer when evictions tend to rise. Read on for more localized information.

Filings remain at elevated levels in Minneapolis, with 2,243 filings from January through May 2026, a 6.4% increase over 2025. Meanwhile, St. Paul filings remained at the same level as 2025 (1,350), an 8% increase over the 3-year average (1,250).

May filings in Hennepin County remained slightly increased compared to previous years, while Ramsey County saw decreases. However, Hennepin County filings are still 9.2% above the three-year average, and Ramsey County’s filings remain 13% higher than the average.

Lastly, differences in filings between the 7-county Metro and Greater Minnesota became more pronounced. While the Metro area saw slight increases in May (2% over the average), rural communities had a nearly 10% reduction in filings as compared to the three-year average. Overall, from January through May 2026, filings in the Metro continue to trend at record levels, 10.7% above 2025 and 14.7% above the three-year average—while the trends in Greater Minnesota decreased further.
