January Hotline’s busiest month ever!

We set an all-time record for new calls in a month in January with 2,044 calls, eclipsing last January’s total of 2,037, making this our busiest month ever for new calls. This is the 4th time in the last 5 years that the tenant hotline set a record for new calls in any month. This comes after we set an all-time yearly record for new calls—over 20,000 in a year (as mentioned last month).

Here are the top 10 reasons for hotline calls this January compared to the number of calls for January, 2023.

Security Deposits 187 calls up 11%, 5. Landlord Notice to Vacate 131 calls no change, 6. Lease Questions 102 calls down 23%, 7. Neighbor Problems 86 calls up 31%, 8. Heat 84 calls up 27%, 9. Fees 78 calls down 9%, Privacy/Landlord Intrusion 74 calls up 9%

 

January 2024 eviction calls were way down over last January’s numbers, largely because of a new law that requires landlords to provide a 14-day written notice before filing an eviction for non-payment of rent. Last year, over 90% of MN evictions were for non-payment of rent so the new law is already having a significant impact since for the first half of the month, we saw substantially fewer evictions filed. They started to pick up in mid-late January and we’ll be monitoring this trend throughout the year.
