February Hotline Overview

March 5, 2024 by Mike Vraa Leave a Comment

In February HOME Line advised 1,411 new clients, and fielded 1,240 follow-up client contacts for a total of 2,651 renter households advised throughout the state of Minnesota.

Here are the top 10 reasons that clients contacted us this February compared to February 2023.

Chart that reads
1. Repairs 352 calls 20% -
2. Evictions 313 calls 46% -
3. Break Lease Questions 140 calls 13% +
4. Security Deposits 131 calls 8% +
5. Lease Questions 98 calls 15% -
6. Landlord Notice to Vacate	84 calls 28% -
7. Privacy/Landlord Intrusion	76 calls 21% +
8. Neighbors 65 calls 19% +
9. Fees 52 calls 21% -
10. Rent Increase 46 calls 22% -

The most notable difference in  February 2024 vs February 2023 was evictions. Last February, there were 578 eviction inquiries vs. 313 this year—a 46% decrease over last year. This reduction isn’t all that surprising considering the record rate of eviction filings throughout 2023.  In February 2023, there were approximately 2,032 residential evictions in Minnesota, while this year there were 1,786—a 12% drop in total evictions filed. This is likely a result of the new eviction rules that went into effect on January 1, 2024, requiring landlords to provide 14-days written notice before filing evictions for non-payment. We’ve also been making a lot of presentations in the community, mostly about the new laws that went into effect on January 1st. It’s early in the calendar year, but we’re already way ahead of last year’s pace for speeches. In the first two months of 2023 we’d given 7 presentations to 175 attendees—this year, we’ve already given 18 speeches to 808 attendees; a 79% increase in speech attendees over last year at this time.
