We’re halfway through 2025 and we’ll compare the first 6 months of 2024 to 2025’s
results. We had 10,020 new contacts (emails and calls) this year, a 4% increase over
2024.
We’re also up for total contacts (new, plus follow-ups). This year, we’re at 17,926 for the
halfway point, up 5% over 2024.
Here are the top 15 reasons tenants contacted us in this year versus the same time frame
last year.

Our two top reasons for why tenants contacted us; repairs and evictions, accounted for
over half of all of our contacts this year. They are both up substantially over last year, but
eviction contacts have really spiked. One likely reason for this is some shifts in the law.
In January, 2024, a new state law went into effect requiring landlords to give a 14-day
written warning before filing an eviction court case. For those first two weeks, evictions
were really difficult for landlords to file, and it really lowered the number of evictions
filed that January. So that’s a partial explanation for the increase.
But financial aid calls are also up 45% over 2024. The economy simply seems to be in a
tough spot for Minnesota renters. Around 90% of all Minnesota evictions are filed for
non-payment of rent, so it’s not surprising to see both of these numbers increase.
There was also a big jump in contacts about the Certificate for Rent Paid (CRP) tax
rebate that tenants are entitled to, largely driven by a law change which now means that
this issue is covered in the tenants ‘traditional’ tax returns instead of a separate
submission as in prior years.
Last, heat contacts were up almost 50% this year. Why? The weather dictated this. We
had several brutal spells of dangerously cold weather, taxing furnaces to the point where
they either struggled or failed completely. This rough weather paired with the 2024 new
law that requires at least 68 degrees during the winter months led to this surge in heat
calls in 2025.
